Limited Building Evaluations

Analytics provides Limited Building Evaluation reports in both a checklist
and a narrative style format. Limited reports are generally used as a
Lenders report for re-finance or purchase of small to mid sized properties.
Buyers of large properties frequently prefer a full General
Building Evaluation.
The Limited Building Evaluation is performed by a registered professional.
Both the checklist and the narrative versions of the Limited Building
Evaluation cover the same topics. The narrative report offers more detail
for a more prudent decision making process.
The scope of services in a Limited Building Evaluation includes:
- Site evaluation by a registered professional
- A one to two page executive summary including introductory statement, general property condition, bullet list of major repair items, and an estimated cost of repairs
- A six to eight page report either in a written or checklist style format
- Report headings include General, Site, Structure, Interior, ADA Accessibility, Mechanical Systems, Plumbing Systems, Electrical Systems, Fire and Life/Safety and Conclusion
- List of current items in need of repair or replacement
- A vicinity map
- A site map
- Eight to fifteen photographs highlighting work items
Optional Services:
- Optional evaluation of vertical transportation, full ADA survey, structural/seismic with PML
- Comprehensive written report on the property condition
- More than one professional on site for evaluation and report writing
